SERVICES

The building plan approval is done with respect to the planning point of view and in accordance with MIDC's Development Control Rules since MIDC is a special planning authority(SPA).

Building Completion Certificate (BCC) is a mandatory document which validates that construction is in line with building Norms. The local development and Municipal Corporation are the competent authorities to provide the certificate. 

Transfer of plot is done in between previous owner and new owner inorder to get the leasehold rights of MIDC / Transferral plot.

Consent to Mortgage and Tripartite Agreement is done between MIDC, Bank and Owner for obtaining loan after you get the sanction letter of loan from bank.

MIDC suggests a time period to undergo production of your factory. If the production is not meet at a given time as provided in transfer of plot then you will have to take an extension of the time limit in order to obtain building completion certificate.

Subletting of the plot is done when the owner(lessee) wants to give his company on rent to another person(Sublette). Subletting permission can be granted by MIDC upto 10 years at the request of the lessee on the recovery of subletting changes in advance. MIDC will review the land rate after 3 years and if there is any change in the MIDC land rate, then MIDC will recover the differential sub-letting charges from the lessee.

Amalmagation of the plot is the merging of plot. Amalgamation of plot is done if you have two or more plots side by side and want to merge them into one plot so as to save marginal space and increase the production. 

Provisional Fire NOC is provided at the time of Plan Approval and it suggests the requirement of fire appliances as per your industrial activity. Final Fire NOC is applied at the time of Building Completion Certificate(BCC) and if the provided requirement is fulfilled as per fire norms in Provisional Fire NOC, then Final Fire NOC is issued with BCC.

Company Registration is done inorder to execute the Dead of Assignment required for transfer of plot. In this stamp duty and registration is done to get the leasehold rights of the plot.

Maharashtra Pollution Control Board consent is required to set up factory in order to categorize the zones as per industrial activity.

Water Connection and electricity connection is provided and documentation is done by us.
